How it works in detail

Whilst most new tenancies are straightforward to set up, usually taking around a week, there are some legal processes that we have to follow.

We have broken it down into 5 simple steps for you. Here’s how it all works in detail and some information you should be aware of.

To reserve a property, you must pay a non-refundable holding deposit of £150. (see terms and conditions here).

Once we have received your holding deposit, we will take the property off the market and cancel any other viewings reserving the property for you.

Properties are reserved on a first come, first served basis, subject to a successful application.

If your referencing (Step 2) is successful, your holding deposit will be deducted from your initial sum of rent payable before you start your tenancy (Step 3).

This is usually the longest part of the process taking around 3 working days, but it can be completed quicker depending on how quickly you provide the required information.

We use an independent referencing company called Canopy and we will send you a link via email to set up and complete your Rent Passport.

You must meet the tenant referencing criteria to be accepted for a tenancy. The basic criteria is:

Have no active CCJ’s or IVA’s

Proof of income at least 30x the monthly rent

Provide a positive employers reference, and landlord reference where applicable

Prove your right to rent in the UK

If you do not meet the above criteria, we may ask for a guarantor (if we have not asked for one already) who must meet the guarantor referencing criteria.

Upon your referencing being successful, we will send you a digital tenancy agreement for your review and e sign.

Your rent will be prorated to the end of the current or following month (depending on the day you move) so your ongoing monthly rent is paid on the first day of each month.
We provide two deposit options on most properties:
  1. A lodged cash deposit of 5 weeks worth of rent that will be legally protected by the DPS (deposit protection scheme)
  2. Alternatively Reposit is an alternative to cash deposits, allowing you to pay a small fee instead of a tenancy deposit. Save money for the things that matter the most.  Here is what reposit have to say.
Traditionally, tenants are asked to pay a lump-sum cash deposit up to 5 weeks worth of rent. The problem with that is, not only is it a lot of money, but if you’re currently renting, you won’t get your deposit back until you move out (sometimes week or more after) meaning you always need that extra lump-sum of cash available to put down on your next home – just for a deposit!    Click here to find out more and what you can save.
On your move in date, we will meet you at the property to run through the Inventory, make sure you know where things are and how they work and of course hand you the keys to your home!

YOU CAN THEN COME AND GO AS PLEASE AND START ENJOYING YOUR NEW HOME!

Tenant Deposits

Traditionally, tenants are asked to pay a lump-sum cash deposit up to 5 weeks worth of rent. The problem with that is, not only is it a lot of money, but if you’re currently renting, you won’t get your deposit back until you move out (sometimes week or more after) meaning you always need that extra lump-sum of cash available to put down on your next home – just for a deposit!

We offer two deposit options on most properties; a traditional cash deposit or the use of a deposit replacement scheme meaning that you don’t need to pay a cash deposit at all.
